Permanent Updating

The biggest challenge for any real state enterprise is to keep updated and in the same wavelength as the market’s requirements. The center - Empresarial de São Paulo, has been developing modernization projects since 1999, this project comprehends the most advanced equipment and techniques. This is why we are always up to date technologically, energetically and within comfort and welfare standards.

Engineers and architects usually use the term “Retrofit” to mean modernizing outdated equipment or changing one that does not abide to the norms. As far as the center is regarded retrofit was extended to the building structure, security systems, air conditioning, elevators and even hydraulic and electricity equipments.

Modernization and electrical efficiency

For the past 12 years, 112 repairs were made and more than R$ 35 mil were invested for renovations. The most significant changes were in air conditioning, elevators and lighting.

Firstly 3 centrifugation machines, with a 1,1 KW/TR relation and Freon Gas 12, were substituted by high performance machinery with a 0,65 KW/TR efficiency and ecological refrigerating gas R134A. 554. Analogical fan coil controllers were substituted by digital models and variable speed controllers in all iced water pumps were used to reduce 40% electricity consumption.

The mechanical electrical elevators were replaced by variable digital panel machines, which allow better supervision and control. This new system generated a 45% cut in energy costs.

The use of electronic reactors and fluorescent light bulbs reduced the electricity consumption in 60%.

The next step is to install access control for all towers. Independent and modern entrance halls will be installed so that users will count on profile analysis and 14 new elevators will connect buildings to parking lots.

Economy and competitivity

All these changes will promote an important cost reduction. For the past eight years the center has been changing values in the condo rates. The difference has reached a 34% drop.

Besides maintaining the buildings, retrofit measures generate reliability for investors therefore they can count on their profits. This is a big competition element that turns the center into a reference in Brazil’s real state business.
